10 simple steps

   
1. Establish your timeline
  Allow at least 6-8 weeks to sell your home. When you find your new home you will also need time to negotiate and 6 weeks to settle.
   
2. Determine the market value of your home

3. Get your home in order.
  Clean, paint, make repairs, eliminate clutter and take the time to stage each room so the house has immediate impact. You will most likely only have one opportunity to impress a potential buyer.
   
4. Display a large sign
  Many potential buyers cruise the neighborhood of where they would like to live. Don’t be shy; make sure you have a bold sign in front of you home.
   
5. Advertise
  Advertise in you local paper as well as the main publications. Keep it simple, truthful and to the point.
   
6. Have brochures printed
  Many buyers will look at a large number of properties before deciding on which one they would like to buy. Make sure they remember your house by having a professional colour brochure detailing all the features.
   
7. Present your home
  Take the time to present your home in the best light. If somebody simply knocks on the door when your kids have just dragged toys from one end of the house to the other, invite them back a little later when you have had the chance to settle the chaos.
   
8. Negotiating
  When someone wants to make an offer, unless you are a shrewd negotiator, refer them to your solicitor. This is strictly business so keep it all at arms length so you don’t get emotionally involved. If someone who was clearly interested in your home does not get back to you or follow through with an offer, give them a call and check if they have all the information they need or if they have any concerns you are able to address.
   
9. Be patient
  It is not uncommon to see many houses listed with very reputable agents that remain unsold after many months. You only need one buyer and it may take a while for that person to discover your home.
   
10. If you are not attracting a buyer
  Look again at your 4 P’s - Price, Promotion, Presentation, and Perseverance.
