This is a special and unique property with absolutely fantastic sea views and private Beach access. I am not aware of anywhere else in Australia where a spacious full 1 ACRE Beachfront property with two separate fully furnished and fully coded 3-bedroom houses is available for purchase at less than cost price and so close to a major tropical city such as Darwin. Where else can you work in the city (8 direct kms away) and live on a tropical beachfront property (and also have a significant rental income) all for the price of an urban house in Darwin.

Each house is distinctly special and I have chosen to refer to them as "The Beach House" and "The Windmill House". We have an active local council who facilitate many public events and we have a community-help 'facebook page' and many local special interest groups are active in the community. Most locals commute to work on the 12-minute ferry ride to Cullen Bay in Darwin and then come home to relax on the beach at Wagait Beach village.

Construction of the major and modern $75M Mandorah Marine Facility (including ferry terminal with disability access floating pontoon) is well underway and is already increasing buyer interest in Wagait Beach.

Access from Darwin is either via a 130km (1.5 hrs) fully sealed roadway or just 4km to our regular 7 days a week (and 13/14 trip per day) fast Seacat commuter ferry service from Mandorah (a 12 min ferry ride to Cullen Bay in Darwin). The Darwin City public bus service provides a dedicated (Bus 14) ferry pick-up/return between Cullen Bay ferry terminal and Darwin CBD (7-10 min ride).

Rental availability at Wagait Beach is extremely limited and "seachange" lifestyle demand is always high and so conservatively a rental income of at least $550-$600/wk or more for each house ($1,100-$1,200 for both) is very much achievable, especially being beachfront and fully furnished. I had a rental appraisal done over a year ago and it was suggested rental income of $600-$630 unfurnished per house and a rental return of 7%-8%. Managed holiday rental (or Airbnb style) could bring in even more. Rates are very reasonable at $1,000 per year for the whole property and that includes a weekly rubbish collection (a bin for each house). There is also access to our local council facilities and our local convenience store is well stocked, sells petrol/diesel and is just down the road. The Cox Country Club just a short 150m stroll away. And the property has only one 'out of sight' adjacent neighbour - next door at 136 Cox Drive.
