If uncompromising build quality is what you are looking for in a property, with genuine value for your money, and you are after a substantial, warm and comfortable, light filled home then this is the property for you. Excavated down to rock and built with a hardwood frame with extra deep roof trusses to allow for double thickness insulation are just some of the features we incorporated into this build. Built according to Feng Shui principles, incorporating passive solar principles, and high spec double glazing this property offers 5 substantial bedrooms, 3 living spaces, 3 bathrooms and 2 separate kitchens.
This property can be used as one substantial 5 bedroom two storey home or as a large 3 bedroom home upstairs and a separate self contained 2 bedroom apartment downstairs. Whether you are wanting a separate space for older children or grandparents or wanting to have a home occupation or holiday accomodation as a home based income this house will accomodate any of these options.
Two bespoke side by side double glazed doors lead into the entry foyer, on one side is a wide Tas Oak staircase which leads upstairs to an open plan living room, dining room and kitchen with floor to ceiling windows giving views of the Derwent and the city below. There are 3 spacious bedrooms with plenty of built in wardrobe space, 2 bathrooms one being an en suite off the master bedroom, and an additional living room or library. Downstairs, is a separate apartment, with its own entry door, polished concrete floors, its own kitchen, dining room, 2 bedrooms, another living room and bathroom.
The home also includes an extra deep and wide double garage, extensive landscaped gardens, a fully fenced backyard which includes a flat lawn area, a lovely sheltered fully enclosed courtyard, and a back shed which has another toilet and approximately 2.8x3m of storage space.
When we planned this house our brief was to have a low maintenance, warm, comfortable home, with substantial proportions, which was inexpensive to run. We wanted to ensure that the house used materials which made the home a healthy one for its occupants, such as the use of Porters paints. We spent a long time researching ways to achieve these aims. Based on these aims we used polished charcoal coloured blocks as the outer layer, the whole house is wrapped in 25mm foil board, the windows are thermal break aluminium with 6mm low-e coated toughened glass externally, 12mm argon filled gap and 6.3mm laminated glass internally. There is a heat pump hot water cylinder and 5kw north facing solar panels on the roof. The roof has external gutters and extra sized stainless steel downpipes. There are many other features which we can show you if this property interests you.
Tolmans Hill is just 5 minutes drive to the centre of Hobart, is close to UTAS, a new up market Hill Street Grocery store, a number of private schools, and walking distance to Hobart College and Mt Nelson Primary School. There is an excellent playground at the end of the street and many local walking and MTB riding tracks. We have found Tolmans Hill to be a great place to live as it is both secluded and very convenient to all parts of Hobart.
