Q: Do the houses go under in a flood?
NO! There is 7 acres of flat land that is impossible to flood or even be affected by floodwater at the top of the property at the opposite end to the river. The highest flood is a good 30 metres down the ridge below the houses, shed etc. plenty of room to safely secure livestock during flood time. I will try to find a photo of full flood. Btw, for those unaware, a flood is not a bad thing for this particular property with river flats. I will explain next.
Q: Does the paddock flood and how deep?
Absolutely, the flats sure do flood, twice so far this year, approx 6 times in the last decade. It takes a significant rain event up stream for a major flood. The water can cover the flats by 3-4 metres deep. It is caused by backup downstream and as a result it rises and drops calmly with hardly any current. Because of this boundary fences are hardly ever damaged, just collect some debris. Any crops/grass/feed survive fine. What does happen is silt is deposited on the flats. As a result of years of this, the sandy loam soil is covered by a nice layer of topsoil. Stock and vehicles can go on the flats almost immediately after a flood. The river flats are tremendously fertile. There is a couple of gullies that will fill when the river has a moderate flow. Btw the gully would make a great dam if so inclined. Usually there is plenty of time to move stock, machinery etc before flooding. Flooding never takes us by surprise.
Q: Does the property have rats tail grass, bladey grass, rocks, stones and or other weeds we should know about etc?
There has never been any rats tail grass take hold. It has been eliminated from the property and surrounds. Blady grass is burnt out if needed. There are no stones or rocks on the whole property, just soil. Weeds are controlled when needed.
Q: Are there transmission power lines over the property?
No, none even close by.
Q: Can it be sub divided/sectioned?
Maybe. You need to do your own research. Zoning council is Gympie Regional
Q: Is it a gravel or bitumen road to the property?
Yes, gravel road for a couple Ks off the old Bruce Highway.
Q: Are we going to auction?
At this stage we are taking offers and selling privately.

Well, you get back what you put in. Times are good now and 1 per acre is not Impossible summertime. Winter time would be a challenge though. We had about 30 at times recently. We were slack though as this wasn't our focus. If you want to irrigate when needed, rotate and improve and are savvy you will do ok and supplement your income for sure.
