Being in a remote area, I have had to deal with local agents that had no interest in advertising outside the area and in some cases not even interested in turning up, and other out of town real estate agents who listed the property and never made contact again, seeming a lack of interest.

Our main concern was that people wouldn’t want to deal direct with the owner, but we found that all buyers who viewed the property would rather deal direct with the owner and get ‘straight answers’ immediately rather than wait for a real estate agent who would possibly not give a ‘straight answer’. The other bonus was that we were able to be more flexible with our price because there was no commission to worry about, and this resulted in us getting an offer after just two and a half weeks.

I think many people are scared of trying to sell their own property because it is their most valuable asset, but in reality it is no different to selling anything else. The house sells itself and as long as you have a reliable conveyancer or solicitor helping you with the contract of sale and the transfer, then the process is really quite simple. I just find it ridiculous that you can be charged so much in commissions for a service which adds absolutely no value to your property.

To give you a quick example – I am a registered land surveyor and when I carry out a 2 lot subdivision for example, I might charge my client $5k for what will return them $70k in profit. A real estate agent will charge that person $15k to sell that block of land and that is just lost money. It’s a dying “profession” and it can’t die quick enough as far as I am concerned!

For Sale By Owner is a fabulous website to sell your own property without having a fuss to find a right agent and saving you heaps of cost. It only took me a month to sell off my property at a good price. I would rate it 9 out of 10 for its service.

We would highly recommend for sale by owner to family and friends, in fact my mother in law has listed with you after chatting to us about our experience. We found the service exceptional. We had a signed contract on our house within two weeks, it all just seemed a bit too easy (and too good to be true)!

The settlement went through last week without a hitch. Agents told us that buyers would try and beat our price down for the commission, but not one buyer even mentioned it. It was great dealing directly with the buyers, getting honest feedback and knowing exactly where things stood. The set up costs were not more than listing with an agent, but we didn’t have to pay the commission at the end.

From my experience I would suggest three very important factors in selling; 1. ensure you are listed on the real estate sights (for sale by owner can do this), 2. know your local market (for sale by owner provide market reports as part of the package, which are invaluable), 3. present your property immaculately and provide good quality photos.
